RERA registration cancelled for HIMUDA site in Narghota, private players may benefit

Dharamshala: The Real Estate Regulatory Authority (RERA) of Himachal Pradesh cancelled the registration of the Narghota site, originally planned to be developed into a housing colony and tourist village. RERA cancelled the registration a few months ago this year.
The Himachal Urban Development Authority (HIMUDA) had acquired more than 600 kanals of land in this area during the tenure of the Virbhadra Singh government. Sources said the move may benefit private developers who are constructing colonies in and around Dharamshala.
However, the government stated that this decision aligns with Chief Minister Sukhvinder Singh Sukhu’s vision of making Kangra the state’s tourism capital.
Since the government’s announcements about transforming Kangra into a tourism hub and expanding the airport, there has been a significant increase in demand for land in the area. Many individuals and major investors have shown interest in purchasing properties, with some tycoons creating land banks by acquiring large plots.
Jyoti Thakur, an official from the Town and Country Planning (TCP) department, told TNR that many land transactions in the area violate TCP norms. “We receive numerous complaints about properties lacking proper roads and access. Buyers and investors should consult the TCP before entering into such deals,” she said.
Thakur emphasised that while people are eager to buy properties along the newly constructed four-lane highways, they must adhere to laws prohibiting construction within certain distance from these roads. “Our department ensures that plots have at least a three-metre-wide approach road as per the rules. We have specific regulations to clear properties,” she added.
Numerous websites dealing with property transactions are active in the region, selling properties in and around Dharamshala. However, it remains unclear whether they have the necessary registrations and permissions from the government. There is currently no centralised platform where buyers can access a list of registered property dealers in the area, although the RERA website does list certain approved projects.
